THE BASICS OF LIVING IN AN HOA: Your community is a non-profit, mutual benefit corporation registered with the State of California. As such, it is managed by a Board of Directors whose purpose is to oversee the maintenance and operations of all common areas and facilities. The Board is also responsible for governing your community in accordance with the provisions of the CC&Rs, Bylaws, and the Articles of Incorporation.
Maintaining and operating your Common Areas and facilities requires funding and these funds are collected from you in the form of monthly assessments. In addition, these monies provide for a reserve fund, as recommended in annual reserve studies performed, to offset future capital expenses. Your monthly assessment is due on the first day of each month in conjunction with the Association’s delinquency policy.
Your community association is a corporation with a governing body (the Board of Directors) and therefore is required to oversee its business. The Board of Directors currently meet quarterly to review documentation, discuss needs within the community including planning for projects and solving ongoing or potential problems.

You also have these instructions in your New Home Orientation packet given to you at the new Home Orientation, (this is generally seven calendar days before the close of escrow).
