With the holiday season fast approaching, we wish to remind everyone of the rules regarding holiday decorations.
- Holiday decorations are permitted within the Exclusive Use Association Property (e.g., courtyard, deck, etc.); however, NO decorations of any type are permitted anywhere else on the Association Property. The Association Property includes, but is not limited to, roofs, exterior surfaces of the buildings, exterior stairways, fences, walls, trees, bushes, common drives, aisles, parking areas, walkways, and landscaped areas maintained by the Association. Any decorations found in the Association Property will be removed and discarded at the Owner’s expense.
- Holiday lights may be placed in Exclusive Use Association Property (e.g., courtyard, deck, etc.), provided that a non-penetrative type of attachment material is used. Lights may not be stapled or nailed to any portion of the buildings.
- Winter holiday lights & decorations are permitted no earlier than the day after Thanksgiving and must be removed no later than January 15th.
- Other types of decorative/holiday lights and/or decorations may be installed seven (7) days prior to the holiday and must be removed within seven (7) days after such holiday, unless written authorization has been granted by the Association.
- Holiday displays which, in the opinion of the ARC, create traffic congestion or become an annoyance to other residents of the Condominiums or Community will not be allowed and shall be removed if ordered by the Board, management or ARC.
- Wreaths or other similar type of decorations may be placed on front doors with appropriate wreath hangers and remain as long as they are attractive and in good condition. The doors may not be penetrated in any way.
- Decorations are not allowed on garage doors. The door casings for the garages must not be penetrated in any way.
- Decorations are not permitted on any portion of the stucco or the roof area.
- Homeowners should be considerate of their neighbors when decorating for holidays.
Homeowners may be held monetarily responsible for any and all damage caused to any portion of the Association Property or Exclusive Use Association Property (e.g., courtyard, deck, etc.) by any type of decoration.

Did you know, any modifications to the exterior of the building must be approved by the association. This includes cameras, patio lights, balcony flooring, etc.
Please do not puncture the exterior of the building for any reason.

Residents are required to park their vehicles in the garage. Please ensure that you are using your garage for the parking of vehicles and not for storage or some other reason. Management is receiving complaints about lack of parking. If all resident park in their garage there should be plenty of parking for guests.

Janitorial continues to find large trash items in the trash by the picnic tables. Please place large items in your personal trash cans. The trash by the picnic tables should only be used for light trash such as paper plates and napkins.
Many residents are storing their trash containers in the driveway by the garages or even in the patio area. This is prohibited. Please ensure your trash containers are stored in your garage the same day as trash pick up.

The Board of Directors has contracted with Rayco Exteriors to complete multiple repairs to the buildings. The work will begin April 1st, weather permitting.
SCOPE OF WORK
- STUCCO – Stucco texture repairs, cracks at stucco will be repaired – texture may vary slightly
- BALCONY DECKS – Surfaces will be cleaned, sealed and coated
- ROOFING – Roof tune-up and roof repairs at all roofs
- PAINTING – Painting select areas per paint specification
NOTICE PROCEDURE
- Notices will be posted to each unit that will be affected by any work at least 5-10 days prior to work starting.
- Each trade will post their own 48-hour notices prior to work starting.
GENERAL ITEMS
- A construction yard will be set up on-site.
- Worker footsteps and construction activities on rooftops, patios, balconies, and landscaping may generate noise that can be heard within unit interiors.
- While we do not anticipate air quality being an issue, we do recommend – during working hours – you keep your windows closed to reduce noise, and your blinds closed to protect your privacy.
- Boom lifts and trucks will be parked near buildings during construction. If these vehicles are blocking your access to the building, please contact us and we will have someone come to move the vehicle.
